Guarantee. Ask about guarantees that lenders will accept to alleviate the requirement for Lenders Mortgage Insurance. If you can service the loan, this may be an option you can explore in order to make your dream come true. Of course conditions apply. The guarantor has a liability if the borrower defaults.
Required Funds. Someone might ask: "We are saving towards 20% deposit on a property so we will not require Lenders Mortgage Insurance, but what extra funds do we require?" Generally, allow an extra 5% to cover extra costs such as Stamp Duties on transfer of land and on the mortgage, valuation fee, legal fees, etc.
