A friend of ours here at Lakota Property Ireland has just sent us an email he got recently. Unfortunately he didn't save the mail so we're unaware of the companys name. If anyone can help us, if you have received a similar mail pass us the company details and we will happily investigate this. Here is the mail. Hi there, You are getting this email because you recently enquired about a house to rent inCarlow. Unfortunately that house was gone by the time that you got in contact with us. But check this out we might be able to do one better for you. Now before you read this, I know you are going to think it is too good to be true but I can assure you it is not and just read on because you have nothing to lose. I am a landlord and I have a number of houses in Carlow and 2 of them I can make available to people on Rent to Buy arrangement. RENT TO BUY if you are paying Cash. When we do have houses available on a rent to buy arrangement from time to time. Here's how it works. You come view the house as normal and pay the monthly rent as normal, however on day one when you move in you also pay €15,000 (yes fifteen thousand) and after 20 years you own the house completely and outright. There is obviously other details involved and you will need a solicitor but we can talk about all that later on. But it's quite simple because we have taken all of the hard work out of the equation. RENT TO BUY if you are paying SOCIAL WELFARE or HAP. You are going to think this is too good to be true, but trust me it's very true and completely legal .Here's how it works. You come view the house as normal and we sign all the paperwork for HAP or the RENT ALLOWANCE whatever method you use. However here's the different part, if you have a friend or family member that you can get to pay the RENT TO BUY fee of €15,000 (fifteen thousand) they make the payment and then in 20 years time they own the house outright. This can be your father, brother, partner, mother, sister, friend, anybody at all once they can afford to pay the upfront fee So basically they become your new landlord you pay them your rent via HAP and they pay us, it's as simply as that. No need to worry about all the details we can sort all that for both you and the person who then becomes your new landlord plus we are always on side to help out and offer advice is need be. Also take note as this is one of the most important points. After the payment of the €15,000 there is no further money required because the property is self financing based on current market rents of approx €700. I know you may be thinking this sounds too good to be true or there must be a catch, but genuinely there is no risk whatsoever, all payments are made through the official channels and you will need a solicitor to complete the transaction. If you think this may be for you respond to this email and we will arrange a meeting at our office and we can discuss our available properties. If this is not for you, but you may have a friend who you think this would suit let them know and you, but more importantly get in touch with us and let us know and we will pay you a referral fee of €500.
