What is a ‘Small House?’ Small is a relative term. But, a growing number of homeowners in the U.S. are downsizing to homes smaller than 1,000 square feet. This transition, known as the Small House Movement, is adhered to by people who believe American houses in general are too large, wasteful, and not energy-efficient. Home sizes in the U.S. ballooned from the 1950’s when the average size house in America was right around 1,000 square feet, to today’s average of 2,600 feet. This enlargement is despite the fact that as a society we are having fewer children. Larger spaces, less people under the roof. But, this trend towards larger appears to have peaked and may possibly be shrinking again. The advantages to a smaller home are many: lower energy bills, less maintenance, lower overall costs, and simplifying. One additional advantage down sizers claim is their ability to travel more frequently. “We just lock the door and leave” is a frequent refrain. This trend, which started in high-density urban environments like Portland, Pittsburgh, and Austin, TX is now raising its head in more rural parts of the country. At Plein Air our average size house is 1,700 square feet. But, we recently experimented with a “small house” of 800 square feet. One bedroom and one bath. A nice bedroom and a really tricked out bathroom and kitchen. Nice size family room with fireplace and 10’ ceilings. It sold to the first person that looked at it. It will deliver in about a month. Another driving factor in the small house movement is the front porch. A front porch adds an additional living room to the house. The percentage of new homes being built that have a front porch is rising again for the first time in over four decades. Obviously, at Plein Air, we think this is a positive trend.
