It's always good to know how people are getting on because there might be areas which need improvements in your portfolio, areas where it might seem grey, maybe it's money which is being spent too heavily in areas where it shouldn't, perhaps you don't know what to do after viewing a property, or it could be right from the start from not knowing how much money you need to start to get on the ladder. ASPIRING OR CURRENT PROPERTY LANDLORDS TAKE A LOOK! Some very simple do's and don'ts in property letting or even if you already have tenants in your property. β’ Be transparent and fair in your tenancy agreements. Within this is should include a detailed inventory, including some photos always helps, and make sure both parties have signed the agreement at the same time also outlining what the deposit might be used β’ Make sure you always confirm important issues in writing so problems are quickly solved, make sure all parties take a copy. β’ Have a local agent manage your property full time is advisable if you do not live in the area. This is obviously a decision which is completely down to your strategy and if you prefer to leverage out your work. Expect the fees to be between 10% and 20% of the rent but this can vary depending on your area. Newer companies in the U.K. such a Purple Bricks can be cheaper. β’ Ask your tenants for references from previous landlords and a bank. Check their credit history by applying to one of the credit-reference agencies, Experian is a common one, but you must first obtain the tenant's permission. β’ Always ask for a minimum of one month's deposit. If you have any doubts about a tenant, then ask for more. β’ Treat your tenants fairly. Give 24 hours' notice of a visit. Do not expect tenants to pay for redecoration costs. You should allow for a certain degree of wear and tear while a property is being let. β’ The law is strict on safety issues - and it is the landlord's responsibility. Have all gas appliances checked annually by a registered tradesman, install smoke alarm and use fire-resistant mattresses and furniture. I could only show some small clips because it wouldn't upload the whole thing (terribly edited too) but this really made us feel confident and pushed our entrepreneurial spirit. Quick preview of a decent property I saw today. Lots of refurb and cosmetic changes needed. Something really appropriate for a quick buy and sell for one my clients and we could be looking at some decent profits. The property is a small 3 bed located in colchester with schools, big shopping centres and a train station within walking distance. I need to dig deep as there was a big crack in the wall but valuators said it wasn't anything with the actual core or structure of the building but we shall see. Today was been a good day and I'm pleased this one is decent and the best of the bunch. Looks like I might make an offer if my calculations are correct 👍🏽 If you want to get into property and need guidance, support or even just a push to actually do it - give myself or my team a shout. Hello fellow property enthusiasts I wanted to make a slight different post for today as I really want to spread the world to young entrepreneurs out there. If you're older you can still read haha... Just on my way home from my first young entrepreneur networking event. This was one of the most interesting ones I've been to purely because it was a complete different vibe to any previous events I have been too. A room full of young, driven and business smart people all with huge visions. I met some very young inspirational people and some which have products which can change the world. It made me realise how important my business model is because I can also help change the life's of people through property to put people into the position of financial freedom and I wasn't the only person there who had that goal. There were more people out there so young who are looking to do the same as me, whether it being within finance, healthcare or motivational coaching plus many more. This company is only a small networking event but I have beliefs that it could reach worldwide because there really isn't much in it for people like me to go to places like this. Shout out to YENA and Ash Phillips who founded it the company. Who knows il be a quest speaker in time 👊🏽 2 things - if you're young go to something like this because it really boosts your motivation and secondly go to this one. Prime Property UK market update! After spending a little bit of time and in depth research we have put together some interesting figures for the last year. Is this screaming out to us? Is now the time to buy in the South East of the UK and hold them Assets?!! House prices across the UK now average just under £220,000 and are rising fastest in the East of England. To be specific the latest UK house price index shows average values across the UK grew by 6.7 per cent to £218,000 in the past 12 months. Annual house price growth in the East and the South East regions of England continues to outpace the growth in London for the fourth month in a row. You could pick some good information up here. See what area of the UK you are and what growth you may have experienced or may have missed out on: EAST: The East of England, which takes in areas from Hertfordshire to Norfolk, recorded the biggest growth, with prices rising 10.5 per cent to £279,000 on average. SOUTH EAST: Prices in the South East, stretching from Berkshire to the Isle of Wight, are up by 8.6 per cent, to £313,000. LONDON: which has consistently seen the highest levels of growth in the past, comes third which is interested but still rising by 8.1 per cent to an average of £482,000. NORTH: Average prices in the North and Scotland are significantly below the UK average, with only Yorkshire and the Humber seeing average property prices above £150,000. βThe North-South house price gap continues to grow as annual price inflation is 3.2 per cent in the North East, 5.2 per cent in the North West and 5.1 per cent in Yorkshire,β Despite the North being a great place to hunt for cheaper deals the growth isn't there so depending on your strategy what area will work best for you? Maybe this could alter your decisions on where to invest next. This is some interesting light reading that home owners or investors could take advantage of.
