Details of a recently completed total refurbishment and extension to a dwellinghouse. The existing single storey dwellinghouse was constructed using a precast panel as an external wall which has a poor U Value. The house was completely stripped back to the external wall panels. New insulated floors and partitions were construcrted before re erecting the orginal trusses. The external walls were externally insulated which also in turn provided a fresh new render finish to the exterior. The render used was a silicone based acrylic render due to the houses coastal location.

We recently undertook the design and project management of a deep retrofit of an existing timber framed dwelling house. The existing light weight external finish was disintergrating and allowing moisture ingress into the timber frame structure. The existing roof had sagged due to inadequate structural support. The house was cold and had snigificant air infiltration issues. Local contractors Mathieu & Mitchell Ltd were engaged to carry out the works. All works were completed without the owners needing to vacate the property. The existing roof was exposed and new rafters and purlins were "sistered in" to the existing structure to level and strengthen the roof structure. The existing light weight external finish was removed back to the timberframe structure and new plywood racking ,breather membrane and addtional insulation was fixed to the exterior of the breather membrane. A new foundation was poured outside the existing timber frame to support a new outer blockwork leaf which was tied back to the timber frame. All of the existing window and door opes were airtighted. A small side extension was also completed in the process.
