We have had quite a few landlords call us to discuss what we feel are the implications of the possible removal of negative gearing. Initially prices would drop and there would be a lot of panic in the market place. For example 2 bedroom apartments a block or 2 from Manly Beach sell for around $1,300,000 and the rent return is normally around the $900pw. This with a normal 10% deposit will have the cash flow short by about $2000 per month before outgoings. Removing negative gearing will put pressure on tenants as landlords will immediately need to increase rents to cover the short fall in income. So both landlords struggle to pay their mortgages and tenants their rents. After an initial fall and it would be by 10% to 20% I would expect there will be some very good buying opportunities. What we are suggesting to investors is that with some cash flow planning the initial negative returns can be turned around firstly by purchasing an unrenovated property and improving the property to increase the rental return, also by making sure that you are claiming all your tax depreciation costs of the property and secondly if you plan for the negative return for 2 or 3 years then over time property values and rentals do go up.
