A lot of people ask me what's happening in the real estate market in Brisbane? As you remember in 2007/2008 we had the GFC at this stage Brisbane had an under supply of units. We should have been following Sydney a lot closer in pricing however when the floods happened in 2011 it the market took a stagnant position and then inorder to stimulate the property market the Governments began to approve greater amounts of DA/BA and Banks starting lending to get things moving again. Now there is an apparent over supply of units and funny enough some banks have held back with further lending for units. Any new developments unless funded privately will not commence unless they have the presales to cover construction costs. This will again create an undersupply in 5-10 years. Land and houses are selling and climbing as its a limited supply as Governments only allow for a certain amount of new land to be released.
