This client had rough sawn cypress planks in their property. Was a bit worried about the result, however the finished product looked great with a rustic farmhouse cottage feel to it. Very happy with the results 😊

It's quite common for older houses to have beautiful timber hidden away beneath existing floor coverings, as this house did. Giving these old floors a bit of love can really add a bit of a "wow" factor to your home.

Preparing your home for a visit from your local Floor Sanders: 1. First of all it's important to understand that it's a major undertaking to get your floors done. It means moving all your furniture to a dry safe place, including fridges, pianos and other heavy furniture. Floor sanders as a rule have back issues due to all the ground work needing to be performed, and it's not fair on them to assume they perform furniture removal as well. In rare cases we will help with one or two items as needed, but only if absolutely necessary. 2. All floor coverings (carpet, lino, tiles) in the area to be sanded need to be removed, this includes tacks, staples and protruding nails (or any other metal in the floor that isn't standard flooring nails). If you would like this to be done for you then floor covering removalists can be arranged by either yourself or the floor sanders involved at an extra cost. 3. Dust from floor sanding can be an issue, we have dust extraction systems that collect most of the dust, however different timbers can have either fine or heavy dust produced depending on what species of timber they are. If you happen to have a timber species that produces fine dust then you will have much more dust lifting into the air, and therefore settling into everything within reach. It's advisable to assume that you need to block, tape up and cover with sheets any areas or belongings where settling dust will be an issue. We go around and give the job a good vacuum at the end, however if a vacuum has difficulty getting into any areas then the dust will most likely be there at the end of the job. 4. Fumes from the varying finishes can be very strong, therefore if you are planning to live in the premises while the coating processes are going on ,expect some smell from the coats. Older relatives, people with respiratory problems or small pets are advised to move out or at least away from the areas involved during this process (time frame is usually 2-3 days).

Another pool deck done today. They generally need lots of maintenance due to being exposed to sun and rain. If left unattended for a long period of time the timber grain opens up, allowing moisture to penetrate deep into the timber. This can potentially cause boards and joists beneath to rot away, leaving you with a hefty bill to repair it all.

Decks need attention every 6months if you wish to keep the timber from discolouring. If they are well covered you might get 2-3yrs life before needing attention. Choosing a good finish for your deck is very important due to exposure. Pay a little bit more, and you'll get a much better result in the long run.
What type of finish should be used?: Different finishes have slightly different results and choosing what you would like for your home or property is simply a matter of personal preference. Here are the 3 main types and their differences. 1. Spirit-based (polyurethane): This is the showcase finish, highly durable and gives a rich, deep colour to your timber. 90% of clients choose this finish. 2. Oil-based : Oils provide a older, traditional look to the floor, and also create a rich, deep colour. However, you will need to maintain an oiled floor more often than other types of finish. 3. Water-based: A water-based finish will leave a lighter, more natural feel to your timber. They are eco-friendly and tend to turn yellow less over time (if in direct sunlight a water-based product will still turn yellow however). High gloss finish or low sheen? : It's important to choose the appropriate gloss level for your own individual needs. I will outline below what the general guidelines are for choosing the level of gloss suited to your investment property or lifestyle. 1. High Gloss: Designed to showcase your floor and provide a glassy effect that stands out. Definitely a must if you plan to sell and move on. Highly durable with a beautiful effect. However combined with lots of light entering the home , or a lot of traffic on it (e.g. children and pets), you may find scratching of the finish an issue over time. 90% of clients choose this product due to the amazing final results. 2. Semi-Gloss: This is a good finish for a property that is fairly well lit up and gets a medium amount of traffic. It doesn't show up scratches quite so much as the high gloss does, however it still compliments the floor with a glossy effect. 3. Satin: A satin finish is designed for open plan high traffic areas. If you have children and pets and light running from one end to the other, then this is the finish for you. Great for disguising the wear and tear of family life, however it won't showcase the floor. Definitely a long-term investment.
