Hi everyone! A belated happy new year to you all! Following a quiet & relaxing couple of weeks over Christmas, things have taken off with a bang again in 2017. We have been conducting pre purchase & staged / handover inspections of new builds more than ever before over the past couple of weeks. Last week also brought us another step closer to completion at Brighton as the waterproofing in the wet areas was completed. That is the cue for the 4th inspection of the staged process for new builds. We check over all of the internal linings, as well as ensuring the correct linings have been used in the wet areas. We also cast our eye over the waterproofing membrane in the wet areas to ensure adequate coverage. Tip for young players: Under the Standard, only the shower needs a waterproofing membrane. It is however, best practice to ensure the whole bathroom is protected. A few extra dollars up front can save you a whole lot of heartache in the future!

So things have been hectic leading into Christmas so this post is a little late........ but we are really excited to announce the brickwork was completed just over a week ago and the third inspection of the five stage process has been conducted. The roof cladding & gutters have been inspected as well as the brickwork. And for an added bonus, internal ceiling & wall linings have been fixed & flushed and lock-up achieved prior to Christmas. Happy days!!!!!

Wednesday saw the completion of the timber framing and the second stage of the inspection process. The framing is checked for compliance with AS 1684.2-2010 Residential timber-framed construction. If your house is steel framed, then the works are checked against the specific design for that house.

So after letting the slab cure for a week, the timber has arrived and walls frames are already going up. Great to see some solid progress despite the wet & wild weather. Aren't we supposed to be half way into spring?!?!

Hi everyone! It's been a frustrating couple of weeks with the severe weather, but I'm really pleased to say after things have dried out we are now back in action. The footings have been excavated, in-ground plumbing installed and now membrane & reo ready for concrete tomorrow. This is also where we would conduct the first of our staged inspections. This covers - Strip footing location & width / depth - Steel reinforcement - Plumbing pipes present and lagged correctly (black foam) - Termite barrier to all slab penetrations - and the electrical conduit to the kitchen island bench!

So it took less than 2 working days for the excavator to level the house and and clear the site. Surveyor has pegged the boundaries and the concreter is due to start next week!!! Happy days!

So after a very slow start to the week thanks to some ugly weather, things are ramping up at Brighton. Asbestos sheeting removed as well as the corrugated iron roof. Now time for a date with a 20T excavator!!!
