My Top 7 Selling Tips | Dasha McGee It's not every day you sell your family home and some people have only ever bought and never sold, so when it comes to selling, most people are unsure of where they should start. My clients always ask "what do we need to do to the house to get it ready". So today I thought I'd share with you my TOP 7 TIPS when selling. 1. De-clutter - this may seem obvious but the more you can pack away into boxes and store in the garage to have your home looking at spacious and as clutter free as possible the better. At least you'll have a head start when it comes to moving! 2. De-personalise - It's best to put away all the family portraits, religious artefacts, nothing stuck on the fridge. The reason is to make the house look at neutral as possible and to appeal to more buyers. They want to be able to see it as their home - not yours. 3. Clean - the house should really be spotlessly clean, no mould, no dust, clean bathrooms and no smells. If you need to, get in a professional cleaner, they can get to the nitty gritty as you already have enough to do, they are not expensive and something I would highly recommend. Your home will be sparkling in no time at all and don’t forget the windows. 4. Gardens - The gardens should be weeded with fresh mulch and lawns mowed. People love outdoor living and the outside of your home should be just as neat and clean as the inside. Once again, a gardener can help you get the gardens looking in top shape within a day. 5. Touches - I love doing open homes when the house I'm showing feels more like a home. I like to have soft music playing in the background, a lovely scented candle burning, all the lights on in the house, if it's hot, put on the air-conditioning and if its cold heat the property, a fire place on in the middle of winter is very cosy and homely. I even had a client make fresh scones for the opens, not only did the house smell great but the clients loved eating them and felt very welcomed. 6. Styling - I have been using a stylist for many years now for my client’s homes. This is a furniture hire and interior design Company that will make your home look like it's out of the pages of Home Beautiful. A beautifully de-cluttered and professional styled home looks amazing and the difference in buyer feedback and ultimately the final price is always a lot more positive. By spending anywhere from $2,000 to $5,000 on furniture hire and styling can put back into your pocket and your final outcome a lot more than you anticipated. 7. Do we renovate or sell as is? I'll keep this one simple, but this one is very important as it can make you the most money. Buyers WILL pay to be able to move into a property and not have to do a thing.... just saying. If you do the hard work with kitchens, bathrooms, flooring, paint & gardens you will be rewarded with the outcome. People are time poor these days and want something already done for them and will pay the price. I used to have a lot of buyers wanting properties to renovate, but this trend has changed over the past 5 years. Just be careful how much you spend, keep it simple and don't over spend, you are selling, not staying. Don't go cheap either, buyers hate cheap, but you also don't need to put in the most expensive of everything, be smart about your choices.
