HELP!!! to Buy...10 things you need to know about Revenue's Help to Buy Incentive 1. Who is eligible? First time buyers who buy or self-build a new residential house or apartment. All applicants must be first time buyers. 2. From when does the scheme apply? The scheme applies to contracts signed between 19th July 2016 – 31st December 2019. 3. How much can I claim? Tax refund equal to 5% of the value of the new house up to a maximum of €20,000.00, based on income tax and DIRT paid over the previous four years. 4. Does the scheme apply to every developer? No. The developer must be a “Qualifying Contractor” and have registered with Revenue as a Qualifying Contractor. It is the purchaser’s responsibility to ensure that the contractor is registered as a Qualifying Contractor. Revenue have published a list of qualifying contractors online, which is constantly being updated. 5. Are cash buyers eligible? No. You must be obtaining a mortgage for at least 70% of the purchase price. 6. Can I sell the property within five years? You must occupy the property for a period five years, otherwise there will be a claw back. 7. What is the maximum purchase price that the scheme applies to? Contracts signed before Jan 1st 2017 will be eligible for tax rebates on purchases up to €600,000 up to a maximum of €20,000. From Jan 1st 2017, the scheme applies to houses costing less than €500,000. 8. How will the refund be paid? For contracts signed before 1st January 2017, the refund will be paid to the purchaser. From 1st January 2017, the refund will be paid directly to the contractor. 9. How do I know how much I can claim? You can apply before you choose a house or apply for a mortgage. Once contracts are exchanged, you can then calculate the exact refund. 10. How do I apply? Applicants will need to register with Revenue’s online service ROS (if self-assessed) of MyAccount (PAYE). Applicants will also need to register to use the Revenue’s MyEnquiries service. We are currently acting for a number of clients who are applying for the Help to Buy incentive.
